UTPro Instant Reports: A Hub of Development Along the DVP in MLS Zone E03

In this week's UTPro Instant Report, we're exploring MLS Zone E03, mostly covering the eastern section of East York, an evolving area that is poised to become increasingly accessible to the rest of Toronto. Our Custom Location Report, powered by data from our UTPro service, provides a comprehensive overview of the developments in this area, particularly along Broadview Avenue and O'Connor Drive, plus a smattering along Danforth Avenue and other locations.

MLS Zone E03 features primarily residential developments, along with some commercial and institutional spaces. The neighbourhood will further evolve with the upcoming Ontario Line, which will include a new stop at Cosburn Avenue and Pape Avenue, while adding an interchange station to Pape station on Danforth Line 2. Our Custom Report reveals a total of 26 projects in this zone: 18 in pre-construction, 4 under construction, and 4 recently completed. These projects are set to add a total of 3,199 new residential dwellings to the local housing market.

Among the completed projects, the Sunday School Lofts added 32 units to the area when it was finished in 2021. It is located about 400m east of Pape station. This 4-storey boutique development from the Grid Developments was designed by COMN Architects, and preserved heritage elements of the Temple Baptist Church built in 1925 as part of its exterior.

Currently under construction is Nahid on Broadview at 796 Broadview Avenue, a 6-storey condominium developed and designed by Options Development. Located less than 100m north of Broadview station on Danforth Line 2, this intimate boutique development is set to add just 30 new units to the local market.

One of the pre-construction projects to watch is 26 Cosburn Avenue. This proposed 25-storey condominium building from developer KingSett Capital and designed by BDP Quadrangle is set to bring 292 new units to the area. It is located on the north side of Cosburn Avenue, just east of Broadview Avenue, and 400m west of the upcoming Cosburn station.

Our Custom Report reveals some interesting trends in MLS Zone E03. The area is seeing a variety of residential options, from condominiums to townhouses, and market-rate to affordable rentals. This variety caters to a wide range of demographics, contributing to the area's diversity.

The average building height in the area is approximately 33.16m, in contrast to the maximum sought height of 160.73m. The gross floor area (GFA) is primarily residential at 93% or 227,385m². With a total of 3,199 new residential units across all the developments in the report, the greater population density evident in large-scale projects like 26 Cosburn Avenue.

MLS Zone E3 in East York exemplifies how neighbourhoods are evolving in response to their current and future transportation options. The increasing density of the newest proposals and variety of residential options reflect the steps being taken across the city towards addressing the housing crisis.
